Jacksonville, FL - The homebuying market is starting to get a bit thin.  Inventory is dropping a ton and prices are stable if not climbing in some cases so a buyer needs to be steeled for aggression.  Quick decisions and execution is more important than ever.

Thats exactly what it takes and what my fabric is built for.  When my customer's were in a multi bidding situation this weekend we had to get awfully creative to find the right price and the right deal.  So using digital paperwork, Ipads, creative contract proposals, and a terrific rapport with the other Realtor we were able to put ourselves in a position to be the best deal for all parties.  It doesnt work all the time, sometimes seller's can

The Tedders Bought in Oakleaf!

Orange Park, FL - Everyone was waiting and the time is here where the Tedders have finally closed on their brand new home in Forrest Hammock!  The parties and food will be flowing as the Tedders make way for another baby on the way.  The home is big enough and Corey did a great job building it for them.  Thanks for allowing me to be a part of the process for you guys.

In case you didnt know it, this literally may be the best time to buy a home, ever in North Florida.  All the stats show it, the rates defend it, and the prices are awesome.  This quite possibly could be the day of the bottom.

The press release even referred to it as a “spike.” A 1.3 percent rise for the 10 and 20 city composites. When you seasonally adjust, the number dips to 0.7 percent, but it is still in the positive, and these days in housing, that apparently constitutes a spike.

for winning a multiple offer short sale home on the water. I love buyers who understand that a list price is just that, a list price. When you guys heard there were other buyers interested in the same property you realized bidding list price wasn't going to get you into your new home. You then bid what you felt the home was worth to you and won the bid. You guys were great to work with, enjoy the water front and your new pool.

Jacksonville, FL - If you have a good Realtor (ahem) they may be able to tell you what "As is" means becuase it may not mean what you think it means.  I hope that reads better than it sounds.  See, many of these banks are selling their REO's and claiming "As Is" and that worries a lot of Jacksonville's homebuyers.  Why?  Because getting the loan is fight enough but imagine having to stroke some checks after you move in to get the home livable.  That is what is the reality for some....but.

If you have a good Realtor (cough) they may be able to show you how the banks will actually pay for many of the repairs needed for the home.  I have some customers right now who are buying a foreclosure and the bank to remain nameless but rhymes with Bells
