Mortgage Rates!

Mortgage rates are lower than last year.
Lower Rates = Larger Home!
30-year fixed-rate mortgage (FRM) averaged 4.17 percent with an average 0.8 point for the week ending November 11, 2010, down from last week when it averaged 4.24 percent. Last year at this time, the 30-year FRM averaged 4.91 percent.
15-year FRM this week averaged 3.57 percent with an average 0.8 point, down from last week when it averaged 3.63 percent. A year ago at this time, the 15-year FRM averaged 4.36 percent.
5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.25 percent this week, with an average 0.7 point, down from last week when it averaged 3.39 percent. A year ago, the 5-year ARM averaged 4.29 percent.

It appears that home inspectors in Florida do not require any formal licensing to perform home inspections!

Just when you thought that your home inspector is someone you can trust!
When we were building our first home, we hired a home inspector to check out the work in progress. We did this because we wanted peace of mind- surely this trained professional would be much better equipped to catch construction errors than we were. It was our first home being built from the ground up, and we wanted to feel comfortable knowing that nothing would go wrong at the final walk through. However, during our frequent visits to the construction site, we would find discrepancies that our home inspector had missed. Things that were missed were problems such as the double sliding door to the patio was installed upside down; there were even doors placed on the wrong side

"Meanwhile, the housing construction market is showing some signs of promise. New construction on one-family homes rose 4.4 percent in September to the strongest pace since May. In addition, homebuilder confidence rose in October to the strongest level since June, according to the NAHB/Wells Fargo Housing Market Index."

Just wanted to talk to you a little bit about some news that just came out today.
It looks like the FHA and HUD are rolling out some details in regards to the shortsale refinancing program that is coming out later on in September of this year.
It looks like, as long as the banks play ball, whats going to happen is the banks are going to be willing to write off about 10% of the principal of the first mortgage and then the FHA is going to provide some incentives for second lien holders to play ball as well.

Strategic Defaults Can be Quite Misleading

Just today, there is an article on one of the local news stations website's, that briefly touches on the idea behind a Strategic Default on a home. Throughout the short story, the writer urges those considering a strategic default
