Do we need The Fountains at St. Johns?

Yes! Another commercial project is on the way for St. Johns County. This time, The Fountains at St. Johns, is being developed by David Erigisi with Cross Regions Real Estate. The current plan includes 70,000 square feet of retail and 40,000 square feet of office space in the first phase alone, with all phases fanning out over a whopping 23 acres! 


We know what you’re thinking…
So what on Earth sets this apart from all the other commercial developments going up in St. Johns?
The Fountains starts by boasting a strong medical community. These medical buildings will include doctors, labs, and outpatient surgery facilities. Erigisi, the developer, had a vision that included people dropping off their dry cleaning, going to a doctor appointment, and then heading to lunch, all in one place. There will be multiple buildings with covered patios and walk-throughs for folkds to get from one location to another (or, to have a seat and rest). And then, of course, there will be...fountains. 


The buildings near the back of this property, which will be located at I-95 and CR-210, will be visible from I-95 and will mostly house the medical side of this concept. The buildings closer to CR-210 will include retails and restaurants. With signed leases from Dunkin’ Donuts and Culvers, as well as local chains Green Papaya and Salsas, St. Johns will continue to see this list increase as more of the buildings are planned and offered up for lease. 

Erigisi also noted that Lil Voyagers Academy (a preschool and daycare for kids 1-5) and a popular nail salon Nails So Happy, are already on board. More tenants are in talks to sign leases in 2020. 

Other tenants include:

  1. Florida Eye Specialists
  2. ENT Specialists of North Florida
  3. Bartram Dental Center
  4. Grumpy’s Restaurant
  5. Valvoline

The current plan is for one to two of the buildings to complete construction and be open for business in mid-2020, with the completed project estimated to take another 1-2 years.


So do we need another one of these commercial developments in St. Johns County? The answer, from our vantage point, is probably. The population is growing so rapidly with families from all over the country choosing St. Johns for its A-rated school districts and new construction boom. With this much growth, we will all likely be grateful in 10 years for the number of places we can all fan out to shop or eat. We’re all looking forward to seeing how this particular development grows!
