After trying out two agents who relied solely on automated MLS email notifications to generate listings for us, we were no better off after five months of searching than when we'd started. Over this period we watched the availability of properties that met our criteria shrink and prices rise as investors and others were creating a shortage. By the time we could check our emails and contact the agent to secure a showing on a hopeful property, the word back way too often was, "it's already under contract", and then, our hope daunted.
